FAQ: Rent Increase Proposals

What exactly is our landlord proposing?
Our landlord, Mr. Kalimian, has submitted two main proposals to the Rent Leveling Board:
- To allow annual rent increases of CPI (Consumer Price Index) plus 4%, with a 7% cap.
- To permit automatic pass-through rent increases for capital expenditures without requiring a hardship appeal.
See his proposal here.
Why are these proposals concerning?
- The CPI+4% proposal could lead to rent increases significantly higher than inflation, potentially pricing out many tenants.
- The automatic pass-through proposal would remove important oversight and could lead to unjustified rent increases.
What do our letters say?
Our letters outline several key arguments against these proposals:
- The CPI+4% formula could lead to unsustainable rent increases, especially during economic crises.
- Automatic pass-throughs for capital expenditures could create a system ripe for abuse.
- The proposals would create an administrative nightmare for the Rent Leveling Board.
- The changes would increase subjectivity in rent increase decisions, leading to more disputes.
- These proposals would impose significant costs on the town in terms of human resources and administration.
Why do we need signatures?
Your signatures demonstrate community-wide opposition to these proposals. A strong showing of tenant unity can significantly influence the Rent Leveling Board's decision.
What happens if these proposals are approved?
If approved, tenants could face:
- Annual rent increases of up to 7%, regardless of economic conditions.
- Additional rent increases for capital improvements without proper oversight.
- Potential displacement due to unaffordable rent hikes.
How soon do I need to sign?
We need all signatures by Monday to ensure we can submit our letters to the Rent Leveling Board in time for consideration.
